I recently engaged CVue Property to lease a residential property of mine and their service has been great. Their fixed fee is not only a simple way of managing the overall return on investment, but also a much fairer way of remuneration for their time than the traditional percentage of the gross rent which is predominantly dependent on the location and accommodation of the property, and not on the place being any more difficult to manage. I have worked out that especially as it’s a higher end property from a rental perspective, with all of the additional fees that I’m no longer having to worry about – including letting fees, tenant reference check fees, tenant invoice reimbursement fees, monthly admin fees, property condition report fees, routine inspection fees, final bond inspection fees, lease renewal fees, annual financial summary fees, professional photography fees, and advertising fees, I’m saving approximately $120 a week in fees. I’d much rather pass the savings of $120 a week onto the tenant and/or create a buffer for repairs and maintenance. It seems mutually beneficial to all parties (landlord, tenant and agent).

Upon deciding to sign with CVue Sales, we will organise a REIWA Sales Authority contract, which can be signed electronically through Docusign, or in person. We will then organise a marketing strategy and make sure you feel comfortable with the next step. We will organise the dates all items need to be completed, so you have a clear picture of what to expect from us.

Promoting your property to potential buyers initially starts with our buyers’ database. We will email all our buyers and inform them of a Coming Soon/Sneak Peak and allow them VIP access to the property on the same day the property is being photographed. From there we will also organise and advertise through a For Sale Board, Letterbox drop the street with a coming soon flyer, advertise the property as a Premier Property on Realestate.com.au, Domain, REIWA, CVue Facebook & Instagram pages, Real Estate Investor Groups on Facebook, LinkedIn and then welcome all enquiries to attend a Home Open.

Yes, we can organise all that for you. Depending on your property, we can also organise a twilight photoshoot so that we can grab some of those magical sunset shots. We can also organise floor plans and drone footage. If you don’t feel staging services are for you, we can organise virtual furniture for your professional photos.  

If the matter is classified as an emergency, and we are unable to get in contact with you, we have a responsibility to complete the work as soon as possible.

As REIWA members we are fortunate to have all our legal contracts prepared by their legal team. We use an electronic signing system, called Docusign, which makes the process extremely easy and stress-free. If for any reason you find Docusign complicated, we can meet up in person. Once all parties complete the Offer and Acceptance, we will inform your preferred settlement agent, who will review the contracts and see the process through to settlement.

By casting such a wide net, we are able to offer you a varied selection of tenant applications. All applicants undergo a thorough screening process to ensure they are not only financially reliable, but also a good fit for your property. No applications are approved without your consent, unless you are uncontactable for 48 hours, in which case we will make an executive decision referring to your managing authority requirements.
